Guests who write to you between October and March are booking for spring and summer: the site needs to be ready by the time enquiries start arriving.

What a booking from Booking.com costs you

Every booking that comes through Booking.com usually costs the owner 15% or more. A guest who has already stayed with you, or who finds you on Google, would book directly if the site let them.

The site we build lets them do that: dates, guests and message reach you by email, and there is a WhatsApp button.

The CIN code on your site: we’ll tell you for free

Since Italian Decree-Law 145/2023, the CIN (Codice Identificativo Nazionale, Italy’s national ID code for short-term rentals) must be shown on every listing, including your own website, and the law provides for fines if it is not.

If your website does not show it on the home page, we will tell you for free where to put it: in the footer and on the contact page, as the rule requires. This applies to anyone who asks, even if you do not want a new website.

The website for the season

€249 one-off

+ €19/month for hosting, a managed domain and up to 2 small changes a month, such as seasonal prices or new photos. With a 4% surcharge for INPS, Italy’s social security institute (rivalsa INPS), the order amount is €258.96.

What we need from you. Photos of the rooms and the spaces, some text (even just two lines per room), your contact details and, if you have them, links to your listings on Booking, Airbnb and Google.

The limits

  • We do not manage your listings on Booking or Airbnb, nor your prices and calendar: those stay yours.
  • We do not promise bookings. We give you the tool to receive them directly; how many you will get is not guaranteed.
  • The booking request is not a booking engine: it has no availability calendar and does not take payment. If you already have a booking engine or a channel manager we connect it; a new one is a separate quote.
  • We put the CIN code where it belongs, in the footer and on the contact page. The code and its validity remain your responsibility.
  • Two rounds of changes are included before going live; after that, changes come out of the 2 small monthly changes in the fee. Bigger jobs, such as many extra pages, are a separate quote.
  • Everything in writing, at least to begin with: no phone calls.

Prices are in euro. No VAT is charged (flat-rate regime, regime forfettario); a 4% INPS surcharge (rivalsa INPS) is added to the invoice. “Fixed price” means the website never costs more than what is written. By bank transfer: the website on order, the fee month by month, in advance. We invoice clients in Italy; elsewhere in the European Union, only businesses with a valid VAT number in VIES, the EU’s VAT validation system.

Do you manage our listings on Booking or Airbnb too?

No: we only look after your website. Prices, calendar and listings stay yours.

Are direct bookings guaranteed?

No: we give you the tool (the request form on the site, with email and WhatsApp); how many you get also depends on you and on the season.

Does the site book and take payment on its own?

No: it collects the request and it reaches you by email. If you want a real booking engine with calendar and payment, that is a separate quote.

Will you tell us about the CIN code for free even if we don’t want a new website?

Yes. If your website does not show the CIN code on the home page, we will tell you for free where to put it: in the footer and on the contact page. Just ask.

Do you check whether our CIN code is correct?

No: we put it where it belongs, but the code and its validity remain your responsibility.

Can we talk about it on the phone?

At the start we work in writing: you tell us what you need and we reply within one working day.
